    Rancho Palos Verdes Market Overview

    For October 2025, the median list price for Rancho Palos Verdes is $2,225,000, with the Market Action Index (MAI) at 37—a slight seller’s advantage, and nearly identical to last month. Inventory has fallen to 89 active homes.

    Market Action Index

    The MAI at 37 shows the market continues to lean toward sellers, though the advantage is relatively mild. Buyers have more opportunities to negotiate, especially on properties that remain on the market longer. Sellers still maintain leverage thanks to relatively low inventory levels compared to demand.

    Inventory Trends

    Inventory has eased to 101 homes, a slight decrease from last month. While not a dramatic shift, the dip helps support the seller’s side of the market. If inventory continues to fall through the fall season, sellers could gain more leverage, but for now the market remains balanced with moderate competition.

    Median List Price

    The median list price is $2.22M, while the median price of new listings is higher at $3.25M. This gap suggests that sellers bringing homes to market are often priced higher than existing listings.

    Days on Market (DOM)

    • Average DOM: 141 days
    • Median DOM: 105 days

    Homes are moving in just over three months, while others are lingering on the market for more than four, both figures have increased. This split highlights the importance of proper pricing and presentation—desirable and well-priced homes continue to draw offers more quickly.

    Market Segments

    Breaking the market into quartiles provides a clear picture of activity across price ranges:

    The upper-mid and entry-level segments are showing the fastest absorption, while the luxury tier remains slower-moving. Buyers in the lower price ranges are still the most active, pushing sellers in higher ranges to remain competitive.

    Price Reductions & Increases

    • 39% of homes have experienced price reductions.
    • 1% of listings have reported increases.
    • 10% of homes have been relisted.

    The reduction rate shows that even in a slight seller’s market, buyers are pushing back on overpricing. Sellers who test the market with higher numbers often need to adjust to spark offers.

    Bottom Line

    Rancho Palos Verdes remains in a slight seller’s advantage, but the story is more nuanced: longer days on market, high price reductions, and competitive new listing pricing show that buyers still have influence. Sellers who adapt with smart pricing and strong presentation will continue to attract offers, while buyers will find the most opportunity in homes lingering past the 60-day mark.
